NOTES:
1) The Buyer's initial deposit of $20,700 is due into the escrow account on Tuesday, September 27.
2) The Buyer is scheduling inspections. We will keep you informed of appointments. Please maintain all utilities on during the inspection process.
3) All Buyer’s contingencies expire on October 10, 2016.
LOOKING AHEAD - BELOW IS A BRIEF OUTLINE OF WHAT COMES NEXT:
1) After escrow has received the initial deposit, and the Buyer removes all contingencies, the following can be completed:
a) Complete all escrow opening package documents. NOTE: Some escrow documents require your signature only (some can be electronically signed with DocuSign and others may need an original "wet" signature), while other escrow documents need to be printed out, completed, signed and sometimes even notarized. We will forward you all of the necessary escrow documents and let you know if anything other than your electronic signature will be required.
NOTE: you are free to contact escrow directly but we much prefer if you consider us your "SINGLE POINT OF CONTACT" in order to best facilitate communication and to minimize any chance for confusion. If you always come to us with any questions or concerns, we will always be "in the loop" and know what is going on- thank you:)
b) Sign and notarize the grant deed. Escrow can provide notary services at the escrow office for a nominal fee (sometime free of charge) but if it is more convenient, you can schedule a mobile notary to come to you (for a fee).
NOTE: BE SURE TO BRING VALID PHOTO ID TO THE NOTARY (current driver's license or passport, etc.).
2) Buyer's Final Walk-through & Verification of Property Condition:
The Buyer will make an appointment to conduct the final walk-though within 5 days of the close of escrow to make sure that the property is in the same condition as it was on the date the offer was accepted. After the Buyer conducts the final walk-through, we will send you a PDF of the Buyer-signed "Verification of Property Condition" for your review and signature.
3) Buyer's Closing Funds:
Approximately three business days prior to COE, Buyer will wire transfer the required funds to close.
4) Close of Escrow Date:
"Close of Escrow Date" is the date that the grant deed is recorded in the Buyer's name as the new owner. Typically, there is nothing for the seller to do on the Close of Escrow Date. As soon as we receive confirmation that the grant deed has been recorded, we will contact you to let you know.
5) Seller's Proceeds from Sale (i.e.- your money $$):
On the day of close of escrow, your file will be closed out and your proceeds will be delivered by the method that you specify in the escrow opening package documents. You may receive your proceeds on the day of close or it might be the following business day- depending on the actual time of day that the grant deed gets recorded.
