What are things that a Seller can/cannot remove from the home?
Anything that is "attached" to the house or land must be left and is considered to be included in the sale. There are a few exceptions in the RPA contract- washer-dryer, refrigerator, flat-screen TV mount. Other than that, anything that is attached (even with one small tiny screw) is considered to be included in the sale.

- Kitchen island
Kitchen islands must be removed if it is not screwed down (unless you confirm with the Buyers that they are okay to have it left after COE). - Dining room lighting fixture

If there is a bracket that is screwed into the wall, then the bracket has to be left behind. If the bar that holds up the curtain (i.e.- the curtain rod) is simply "resting" on the bracket and the bar is not attached to the bracket by a screw, then the curtain rod can be taken away along with the fabric that the curtain is made from.
- Plants
Any potted plants have to be removed (unless buyer approves them to be left behind), and anything that is "planted in the ground" has to be left behind.
